Sixteen cars.
No parking rent.

One Manhattan Square, a new luxury tower, needed residents willing to pay for a particular lifestyle. PCH needed a home for its fleet in Manhattan. Vijay proposed that the cars could help attract the residents the building wanted.

PCH paid the agreed insurance instead of rent: just over $1,150 a month for all sixteen spaces, and more than $80,000 a month saved.

An uninterrupted excerpt from Infinite Upside, by Vijay Sheth.

Read the passage behind it

The agreement
changes the outcome.

A fleet can help fill a building. A distressed acquisition can hold more value than its price. A trusted manager can give a recovering founder the time he needs. These are the decisions, with the details left in.

Chapter 6: Buying a Business That Was Losing

The price was compelling.
The clock was running.

Sheepey Exotics had thirty-eight cars and losses of about $80,000 a month. The acquisition gave Vijay a national business and very little time to change it.

Read the passage

After considerable back and forth, we agreed on a price of $1.25 million. I financed it with two specialty loans, one for $1 million and another for $250,000. At the existing rate of loss, I had enough capital to support the company for about two months.

The vehicles were the reason I thought the opportunity was worth taking. Exotic car prices had risen enormously during the pandemic. Some models had doubled in value. A calculation that began with what a car had originally cost and subtracted normal depreciation could produce a very different answer from what that car could sell for in 2022.

Across the fleet, the equity was nearly $4 million after the vehicle loans. That made a $1.25 million acquisition price compelling. I could sell some cars, release money tied up in them, and use it to support the turnaround. I also saw expenses I believed the rental company could do without.

Chapter 14: The Land Deal

“This deal
will never close.”

In 2023, the seller, Bob Dhillon, doubted the young buyer would close. The purchase closed, and the 733.1 acres became the foundation for Macau of the Americas, a smart city development on Ambergris Caye, Belize.

Vijay and Bob Dhillon built a relationship that changed the conversation. Bob eventually told him, “You’re like a son to me.”

Chapters 7 to 10: The years of rebuilding

Three spinal surgeries.
A business to save.

A former business partner and his associates siphoned at least $8 million from PCH’s East Coast branches. In September 2023, an emergency spinal operation saved the use of Vijay’s right leg. With so much of the company depending on him, his absence nearly brought it down.

Chapters 7 and 8: Trust and survival

Saving the company came with a personal cost.

As bills went unpaid, Vijay borrowed personally to keep PCH alive. He later defaulted on that debt, sacrificing the credit he had spent years building.

Chapters 9 and 10: Building again

A client’s yacht opened the next door.

A longtime client asked PCH to manage his yacht, then introduced Vijay to a private-equity-owned fleet. Management agreements, revenue sharing and earned equity expanded the company while he retained full ownership.

Today, PCH manages that first client’s yacht for free, absorbing the labor and marketing costs in recognition of everything he made possible.

What you take from it.

Each deal is told from the first conversation to what it cost, with the numbers kept in. Read it for three ideas you can put to work.

  • Chapter 14: The Land Deal

A payment schedule can change what you can afford.

The Belize purchase carried no down payment, 6% interest-only payments and five years before the principal came due. The book shows what those terms made possible, and what they still demanded.

  • Chapters 6 and 14

An owner may accept terms you would never expect.

A luxury tower gave up parking rent to have the right cars in its garage. A seller who doubted the deal would ever close financed the entire price. Both agreements began with what the other side needed.

  • Chapter 9: Growth Through Contracts

A company can grow through assets it does not own.

PCH moved into yachts by managing them for their owners, through management agreements, revenue sharing and earned equity, while Vijay kept full ownership of the company.

The costs stay on the page.

At least $8 million taken by a former partner. Personal credit sacrificed to keep the company alive. Three spinal surgeries. And the slower work of building a company that leaves room for a life.

Who it is for

Founders weighing a first serious agreement. Operators keeping a business alive under pressure. Investors who want to see how a deal is structured. Anyone who enjoys a true story with the numbers left in.

Founder

Vijay founded PCH Exotics in December 2021 with one financed McLaren. Its down payment came from borrowing against his fixer-upper rental property in Palm Springs. He remains the company’s president and sole owner, and is the founder and chairman of Macau of the Americas in Belize.

He also founded Curbside Signal, a subscription service that turns public building-permit records into trade-specific lead feeds for home-service contractors.

His grandfather’s example shaped his work ethic. Three spinal surgeries changed what he could ask of his body and his company. Family remained his priority through the busiest periods. He lives in Carlsbad, California, with his wife, Bella, and their dog, Lito.

And after all the cars that have passed through his business, his custom-built Camaro is still his favorite car to drive.

Chapter 1

The Car
I Still Love

Before the fleet, there was a hobby. Read the opening as it appears in the book.

Find your edition

I used to love cars and driving more than almost anything else. If I had a few hours away from a job or a business idea, driving was usually what I wanted to do. I liked the design, the sound, the performance, and the unreasonable amount of thought that could go into making an already fast car go faster. I also liked having somewhere to put my attention that had nothing to do with what I owed anybody.

Then I founded PCH Exotics, an exotic car rental company.

There are worse ways to ruin a hobby. I understand that. For much of my life, I would have been thrilled to hear that my future problem was having access to so many beautiful cars that they stopped exciting me. I would have wanted to know which cars, and whether I could drive them, before listening to the rest of the complaint.

But that is what happened. The novelty went away surprisingly quickly. Fast, rare, expensive, flashy cars became things I had to finance, maintain, move, insure, and make available to customers. I could appreciate a remarkable vehicle and still find my mind wandering toward its next service, the days it was sitting idle, or the amount tied up in it.

Now, driving often feels like work even when the trip has nothing to do with PCH. Once I could effectively choose any car I wanted, the choice became less interesting. I had spent years imagining access as the thing that would make the pleasure greater. Access changed the pleasure itself.

There is one exception: my custom-built 2016 Camaro 2SS. It makes roughly a thousand horsepower at the rear wheels, with substantial brake and suspension upgrades to go with the power. It is my dream build of my childhood dream car. It still makes me smile.
